OTHER THINGS TO NOTE
• This property is the Host's primary residence, they live here full-time. The Host is available for questions but may or may not see or meet you. There are additional guests suites within the house. Other guests may be present during your stay, as well.
• TV is not provided in Suite #2. We provide high speed internet for streaming on your own devices. See our Deluxe Queen Suite listing for a TV.
• Security camera monitors exterior for safety.
• 1.5 miles from the beach (30 min walk, 10 min bike ride)
• Interior fireplace is for decoration only, non-working.
• The house is located in a busy and diverse neighborhood; near the river. The house is not walking distance to the beach.
• We can not guarantee a silent retreat. Our single story home is located on a main thoroughfare between two train stations. Street/vehicle/train noise may be experienced, mostly during commuting hours.
• The center Courtyard is used for socialization, often on weekends. Some "early to bed" or "light sleepers" may find the noises of our shared home disruptive. Courtesy earplugs are provided.
• Pets are not permitted. We do not have pets, and your space is pet/allergen free.
• Service Animals: While our owner-occupied lodging with fewer than 5 units is generally exempt from ADA requirements, we provide reasonable accommodations to service animals and their owners. To ensure a comfortable experience within the shared cottage, we will inform all confirmed guests of the potential presence of a service animal in our shared home, prior to check-in. As a courtesy, please communicate with us during the reservation process regarding your service animal needs.
• The property is not baby or child proofed (no cabinet locks, outlet covers, etc.), has thin walls and antique furniture. We consider the shared experience of all guests. Families welcome in our Deluxe Queen Suite (separate listing).
• Photography or film production is not included in our nightly rate. Additional advanced agreement required.

Content + Co. is located in a residential area, with limited walking access to restaurants or shops. We have onsite parking for your vehicle or bicycle, or use Uber/Lyft when necessary. We also recommend the Seastreak Ferry or NJ Transit from NYC: 3 miles from the Little Silver or Long Branch stations.
The property is 1.5 miles from the north entrance of Seven Presidents Beach: 30 minute walk, 10 minute bike ride or 5 minute drive. We do not advertise as being walking distance to the beach.

Awesome stay
After several stays I have come to expect a relaxing, stress-free overnight and once again Courtney and John delivered. Content has become my (better decorated) home away from home. Look forward to returning very soon ( it’s booked!).
A perfect oasis
I booked this place as an overnight with my adult daughter while we were working in the area. It was a lovely place to relax. The courtyard is magical and the great room especially cozy! We opted for the house made pastries and they were delicious. I can’t wait to return soon!
Cozy escape
Our stay was incredibly unique, convenient and relaxing. I personally appreciate old charm with a touch of modern convince. The owners did unbelievable job by restoring this house and making all the necessary accommodations for their guests to enjoy the property to its fullest potential. A definite place t come back.
Quaint & Cozy
Our first time here. Was a good decision. Clean and cozy accommodations is a nice residential area. Quiet and relaxing while close to town and the beaches. Only pitfall was poor WiFi - this would not have been an issue had the room had a TV.
Home away from home
My second visit....A quick solo getaway this time to decompress from some home stressors. John and Courtney are so cool and found the right balance of sharing/my alone time. I enjoy hearing about their lives and adventures. But I also finished two books, had beach time, friend time, porch sunsets, found new restaurants and even a local kayak adventure. Just what I needed. Next time, I'll check out the bikes. Thanks again for sharing your home with me.

Cozy Return Visit
First time staying in this room, second visit to the property. The place is just comfortable and so appealing to the eye. We enjoyed using living room again to relax.
Perfect spot!
This was our first time staying here but it will certainly not be our last. It was the perfect location, and we just loved how quaint and cozy the whole spot was. It really is just beautiful. The parking is great being in the back of the house, private, secure and easily accessible. We loved our room, the whole vibe was amazing and the shower was just incredible. There are so many amenities, including a cute coffee area, laundry and dinning area with TV and games. The welcome binder has so many great local recommendations, and it really seems like Courtney & John thought of everything! We will definitely be back!

Beautiful room and perfect for our quick overnight stay down the shore. Will definitely look to book again. Check in was a breeze and the location is absolutely perfect.
Cute and Quaint
This was our second stay with Content and Company, and it did not disappoint! The room was beautiful. We love the antiques and earthy vibes of each room. We could sit in that court yard all day. Highly recommend!
